Dear Real Estate Group Leaders, Promoters, Fellow Speakers,

Thank you for your interest in having me speak at your local REIA Group, Investor Event or Teleseminar.

As you review the material found on my website, I would like to share my approach on speaking. First and Foremost, I am an educator who takes a very conservative approach when speaking to an audience and mentoring my students. You see, I almost lost my entire real estate empire early on in my career from buying into the “get rich quick” philosophy other gurus were preaching. As a result I have taken what I learned from my “near debt” experience, and I have now dedicated myself to teaching investors how to safely acquire real estate and build wealth for the long haul.

The vehicle I have chosen in my own career is Self Storage and I believe this is the most incredible, unexplored area of the real estate landscape. It has the lowest loan default rate of any real estate product type over the past 25 years, and has consistently outperformed all other forms of real estate investment in both good and bad economies. And as I understand it, I am the nation’s leading educator on the subject of investing in Self Storage.

My presentation will introduce your members and guests to what I consider the best kept secret in both real estate investing and small business ownership. I’ll show them the conservative way to become a real estate millionaire, the safe and correct way.

I have spoken at many Real Estate groups and hold my own boot camps in Indianapolis and around the country several times a year along with multiple one day seminars on the subject.

My goal in speaking and teaching what I do is to build long term relationships with the investors I teach. Because of this philosophy, I do not use high pressure sales tactics or use my presentation as one big sales pitch.  My goal is to teach and educate the listeners, and provide useful tools to help launch their career.

I have worked extensively under the nation’s leading trainer of real estate speakers, Paul Bauer www.paulbauer.com and I have attended his “Polishing your Presentation Bootcamp, “Creating your Close Bootcamp, “Persuasion Magic Workshop”, and I am a member of his monthly mentor program. As an investor, I have been the president of Alcatraz Storage™ www.AlcatrazStorage.com and its 5 affiliated real estate investment companies since 1993. My current full-time responsibilities for all companies include the supervision of all staff members in addition personally handling all facility acquisitions.

I began my real estate career by purchasing, rehabbing, and selling a portfolio of over 75 single family homes in the Indianapolis area valued at over $6,000,000. I then quickly progressed into the commercial arena by purchasing, rehabbing, and selling over 400 Apartment units in 4 separate developments valued at over $7,000,000.

I am the past President of the Central Indiana Real Estate Investors Association (CIREIA) in 2004-2005 whereby I doubled the group’s membership in 2 years from roughly 300 members to approximately 600. In addition, CIREIA won 2 awards of excellence in successive years from The National Real Estate Investors Association. I am also the co-founder of the Indiana Real Estate Investors Association (IREIA) in 2005 and 2006 where I served as the annual conference chairperson.

For several years I served as the instructor of the Landlord 101 course taught through the University of Indianapolis in partnership with The Central Indiana Real Estate Investors Association. In 2004 I received my Certified Apartment Manager (CAM) designation through the National Apartment Association.

I am also the former Owner and Executive Director of Indiana’s largest Private Small Business Incubator, a 200,000 s.f. Office/Warehouse building that housed 80 tenant-clients, designed to assist small companies in the start-up phase. During my tenure, I gained extensive experience in business plan creation, and venture capital financing for fledgling and start-up companies.

In 2007, I received my Self Storage Management Certification (MCC) through the National Self Storage Association and I am a graduate of the NAA Owner/Investor Executive Course.

I am a 8 year member of the Indiana Chapter of the Entrepreneur organization and I have held an Indiana real estate license since 1998 where I have participated in hundreds of deals worth over $12 million dollars.

Prior to going into business for myself, I attended the University of Michigan and worked 8 years in the telecommunications field with Lucent Technologies and Ameritech.

I am also a Crown Financial Ministries instructor and Budget Counselor and direct the financial ministries at Northview Christian Life church in Carmel Indiana.

I can assure you that the information I present is new, exclusive, cutting edge, easy to use and understand and that I will teach your members things that they never knew about real estate investing.
